Consulting Plus conducts a variety of building inspections. These building inspections cover such areas as pre purchase inspections for residential dwellings. Pre purchase inspections for commercial buildings and pre purchase inspections for industrial buildings. The pre purchase building inspections are conducted to the Australian Standard 4349.1. The AS 4943.1 indicates all the areas of the building and site that are to be reported on and the way they are to be reported. Consulting Plus also provided other types of building inspections including building maintenance reports, special reports, and energy efficiency reports and building improvement reports. All of our building inspectors are covered by Professional Indemnity and Public Liability Insurance.

Wayne Gorman provides energy efficiency ratings and documentation for new 6 Star energy ratings for residential dwellings, deemed-to-satisfy (DTS) energy efficiency documentation for residential dwellings contained in the Building Codes of Australia (BCA) Part 3.12.1 and energy efficiency analysis of existing residential dwellings. Wayne Gorman also provides energy efficiency documentation for commercial buildings under the J Section of the BCA that covers Class 5-9 buildings and NABERS ratings for Class 5 buildings.

Wayne Gorman is an accredited NABERS assessor, First Rate 5 assessor and can provide expert opinion on energy efficiency for residential and commercial buildings covering Class 1, Class 2, Class 4 and Class 5-9 under the BCA.

Wayne Gorman is an accredited Cert IV trainer for Residential Building Thermal Performance (RBTP), First Rate 5 software, Accurate software, NABERS rating scheme, Master Builders Association Green Living Builders course and Home Sustainability Assessors Scheme - HSAS. Wayne delivers training for the Association of Building Sustainability Assessors - ABSA, the Australian Institute of Building Surveyors - AIBS, the Building Designers Association of Tasmania - BDAT, The Housing Industry Association - HIA, the Master Builders Association - MBA, private companies and specialised in-house training contracts.

Definition: condensation,
in physics, change of a substance from the gaseous (vapor) to the liquid state. This condensation occurs because the capacity of air to hold water vapor decreases as the air is cooled. Condensation is the reverse of vaporization, or change from liquid to gas. Certain natural phenomena, such as dew, fog, mist, and clouds, are the result of the condensation of water vapor in the atmosphere; the formation of dew illustrates well the fundamental principles involved in such phenomena.

Comfort - We need a certain amount of moisture in the air to feel comfortable and it not an unusual phenomenon to have moisture present within our buildings, whether they are our homes, units or office buildings. Because air naturally holds moisture the action of condensation has an opportunity to occur
at any time when the right conditions are present, (suspended moisture in the air and the temperature differential)

Occurrences - when condensation occurs within our home we often do not see that it has occurred. Why-often the moisture is absorbed into the soft furnishing in the room. This may be the arm chair, sofa, curtains or drapes in the living areas. In the bedroom it maybe the bed coverings, mattress, curtains or drapes. These soft furnishings have the capacity to hold an enormous amount of moisture without causing any awareness to the occupant or problems within the room. What do observe is when this room moisture has reached saturation point and condensation starts to appear on window frames (if metallic), the window glass, walls, ceilings or other hard surfaces.


Causes - we breath out moisture constantly, an example of this is the moisture build up in bedrooms overnight due to closed up rooms with the occupants breathing throughout that evening period. Other moisture contributing areas are bathrooms with shower or bath activities producing steam from the hotwater. The cooking in kitchens produce steam and moisture. Tumble dryers that are not exhausted to the exterior produce huge amounts of internal moisture. Drying clothes on clothes horses inside also contribute by the evaporation of moisture to the internal spaces of your home.
